A way to legitimise offers on purple bricks?

Hi,
so I currently have an offer down for the asking price of a house. The owner decided to wait to see if they could get a higher offer due to lots of viewings, which was disappointing but non the less. After not having a response to the initial offer, the sellers stated a few days later that they had a higher cash offer in place over mine and one mortgaged offer (which they are considering apparently??) but have yet to accept any offer at all due to waiting on their ‘current situation’ to become clearer (sellers moving into different homes arranged after the offers were put down). I’m unsure if the seller is telling the truth about this offer as if she has a higher offer, why not reject mine seen as it’s lower? I do want to offer more for the property but when contacting purple bricks they do not disclose the value of the offers so I am absolutely in the dark as to if I should offer more with the chance of having the property at the initial asking price. Is there a way to prove an offer has been made above the asking price? Especially seen as the seller is taking a while to decide to accept any offer or go into any kind of negotiations. Purple bricks have really been shocking to deal with, they blame the seller and the seller blames them 🤦🏻♀️ . I put in the offer 4 days ago and they still are hesitant to accept any offer they have, they are still ‘considering it’. It feels endless.

@phoebe21b How long has it been since it was first listed? If not too long then it's probably early days for the vendor and they're still "banking" offers to see what they can get. Unless the vendor wants to tell you (and tell the truth), there's no way of knowing whether there have been other offers or not.

Onus is on you to make a revised offer. If your current offer is declined. Sounds as if the vendor is isn't in a rush to sell.0

When you put the offer in did the other offers come in after yours. You would have got an email to say there was viewings or offers made. But will not help on if seller is trying to bluff into a higher offer.0

I hate dealing with Purple bricks, but how can it be purple bricks if you have access to the vendor?
You have made an offer, the vendor can say we have decided not to go with your offer as we have had 1/2/3 other offers that were higher.
To be fair, what you have described is probably what you would have been told with any estate agent. You cant legitimise the offers, they could be lying. The agent works for the vendor and it is their job to get as much for the property as possible.
If the property has only recently gone on the market and they have had 3 offers, they probably are holding out.
Go back to the vendor (it sounds like you have their number), and just ask if your offer has been accepted or not. Do not give too much away. Personally, I would not go with a "cash buyer". Cash buyers are very rarely cash buyers and are either reliant on raising the money against another property (therefore not a cash buyer) or are developers and knock the price down at the last minute, but that is the vendors problem not yours.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it.
