Obtaining a mortgage on a property which has holiday cottages on site

We are looking for advice on the best way to get a mortgage on a property which has cottages which are currently let out as holiday lettings.  We have a fairly good Loan to value of 40% but many lenders do not want to lend on this type of property.  The vendor has said that they would be happy to split the titles, this would enable us to pay for part cash and part under finance however this would not be finalised until completion and the lenders we have spoken to would want this up front.
We would be grateful for any advise or ideas that people have on this scenario.

@carlaw2 You're not going to get a mainstream residential mortgage rates for this sort of property as it is.

There are plenty of commercial lenders who will lend or you could consider a bridge loan to buy it, split the titles and then refinance the house part to a normal residential mortgage. With 40% LTV, there should be options available.
