SurreySelfEmployed said:this is really promising. Natwest have told me they can't take my income into account as I took the first two grants, despite since then trading has picked back up to normal levels so I didn't take the third grant and I have paid invoices as proof. We, like you are in a fixed term with a £20k penalty to leave early. I asked if they could release me from this penalty so I can go to another lender who would consider my salary and they told me no one would. So off to chat to my broker to see what she can do, hadn't spoken to her as thought our only option was to port so when that was shut down we'd given up hope of moving!

Did things work out too for @SurreySelfEmployed
I recently sold my house, I took grant 1 + 2 plus the business rates grant, I haven't taken on any government loans and have no debt.
But will soon be applying for a mortgage.!!!!! Lifes wonderful !!!!!0 -
self employed mortgages arent as hard as they used to be last year. As long as you are currently trading and have good bank statements then there will be plenty options even with the grants taken. There is even a high street lender allowing us to ignore last years figures and base it off 2019-2020 if statements show business is back on track.
Things have got a lot clearer recently. Still a job for a broker but should be fine.
There is even a high street lender allowing the grants taken last year to be used as income for a mortgage application! (dont know how long that will last)0
