Self build house on parents land

Hi
I currently live in a log cabin with my partner on my parents farm we would like to knock our current cabin down and build a bigger one. To be able to finance this we would need a mortgage but we obviously don’t own the land so would we still be able to get a mortgage?

In short, no, you can't grant a mortgage unless you own the property. So either your parents do it, or you buy the land from them.1

Hasbeen said:Have you enquired as to planning permission?This is the big one, every time I hear about people living on farmland in non-traditional housing I start from the assumption that there has been no planning permission granted for residential use and go from there...I hope that isn't the case for the OP, but if so then take care as the act of attempting to get planning permission for the planned new house can result in failure and an order for the removal of the log cabin as well...

Thanks everyone we haven’t applied for planning permission yet we are only really at the research phase looking through all our options as it’s all new. Our current cabin doesn’t have planning permission but we would have to knock it down to build the new on as we want it on the same plot.

That may prove problematic. As I mentioned above, this is exactly what I've seen happen locally on farmland, it is a risky strategy so good to have a fall-back plan if it happens...Thrugelmir said:
