Mortgage for bankruptcy

Good morning.
Any help please? I was declared bankrupt 02/15. Discharged 02/16. I am wanting to buy the house I am currently living in. I have my 15% cash deposit. 
I have been in touch with a broker who has stated he cannot help me as I must be 6 years from date of discharge to qualify. 
I do not really want to put my trust in a 'random' bad credit lender from Google... does anyone have any advice or know the steps I can take please? 
I am aware I will likely have to pay higher fees etc.

  • There's quite a few mortgage brokers on here who should be able to advise on this. If you search for bankruptcy mortgages in the forum you'll see which mortgage advisors have responded to questions and if I were you I'd send one of them a private message. They are not allowed to approach you, but you can approach them.

    From what I have read in other posts, e.g. https://forums.moneysavingexpert.com/discussion/6161325/mortgage-after-bankruptcy , there may be some lenders that could accommodate sooner though likely not at mainstream rates. Best to reach out to a broker though :smile:
    Initial property found & offer accepted: 24/09/2020
    Full application: 25/09/2020
    ...everything feel through due to a missing EWS1 form in late October...
    New property found and offer accepted: 9/11/2020
    Change of property request: 10/11/2020
    Mortgage offer received: 15/11/2020 
    Searches back: 06/12/2020
    Exchange: 26/02/2021
    Completion: 04/02/2021 - wohooo!

    There are lenders out there who will consider you.
    I think the key thing is how your credit report looks and who was involved in the bankruptcy. 

    You wont have the pick of lenders just yet, although there is potential for normal rates. Speak to a broker or 2, have a chat and see how confident they seem.
