Predictions for when no Stamp Duty ends

What do we think will happen when the £0 Stamp Duty ends?
Me and my partner are looking to buy for the first time, looks like out max will be £310k inc deposit but everywhere decent in and around our area is sitting at £325k.
Kind of hoping prices come down just a little bit after as looking at our choices at the moment makes me feel more anxious that I'll have to move much farther out than wanting to.

  • Probably very little in my opinion. A £325k house results in a stamp duty bill of:

    If you're a first time buyer £1,250
    If you're not a first time buyer £6,250

    If you're a first time buyer, the re-introduction of stamp duty in April isn't really going to factor into anything I wouldn't say - it is an annoyance, but I wouldn't lose any sleep. If you are not a first time buyer, well 6 grand is a lot of money, but again, in the context of a house purchase I can't see it putting many off. Probably not the news you want to hear, and hey, I could be wrong, but with low interest rates set to stay (in my opinion) for the foreseeable, and stamp duty playing no / little part in many transactions outside of London, I can't see much happening.

    Agree with the above.

    For most people stamp duty really isn't a consideration when buying property. It is small change compared to the cost of purchasing a house.

    Ok no one really wants to pay it but it is not generally a deal breaker. And if it really does stretch the budget too much then you really have to have a look at if you can really afford this house and if you are stretching yourself too far.
