Why is AIB even listed in the table of offers. It is impossible to get through to them - phones have recorded messages telling you to call other numbers, those numbers go to voicemail, and messages and emails are not answered. Such a frustrating waste of time which I could do without when moving house :-(

@Scooby64 Afaik, they're direct-only outside NI, their LTI ceiling is 3.5x and their products typically don't allow any overpayments. So I'd guess they don't do a huge lot of business and don't have the capacity to do a lot more. The relatively low LTI ceiling probably lowers the risk sufficiently to be able to offer market leading rates.
