We have indeed seen the London influx into our area. However, its mostly West End and Metropolitan rather than East End. Second-home buyers rather than house movers. They buy a place because its quaint with its local pub and old fashioned small businesses. Others do the same. They only visit the place once a month at weekends and then wonder why the local pub, shops and businesses close leaving behind a ghost village.
Used to be that the Metropoles were content to visit at the weekends and there was reasonable safety further north and/or west. Now, droves of Covid-escapees are seeking residency across the hinterlands. Residency rules have therefore been tightened and it now takes at least three decades to acquire a right to stay permanently. Even then, a rigorous test has been introduced.
Ownership of a Range Rover is an automatic fail. As is nicking any on-street, village parking place that has been in use by a local family since the 1960s. Parking in disabled parking bays is another automatic fail as any real resident knows that the identification lines faded 20 years ago.
The stocks and ducking ponds are not just picturesque monuments to times past. They have been retained for those who commit the ultimate offence and gazump a local. In addition, crimes on that scale will ensure that any transgressor will be the only person in the village who is refused home deliveries by every local shop and business for the rest of their life. Nor will they find a builder/electrician/plumber that is free anytime in the next five years..
I wouldn't live anywhere else

OP... have you considered Bishops Stortford? 20 mins from Liverpool St and train station is handy in the town centre. It's pricey but there are properties within your budget. Nice town centre and pretty surrounding countryside. Also, Stansted Airport is a short train ride - handy if we are ever able to travel again. Traffic is a bit of a mare, but so is everywhere.
