Nationwide remortgage

I call it a remortgage because I live in the property with no mortgage on house, just borrowing money to buy freehold. 

Went through broker. Had a text from Nationwide on 14th Dec to say application had been received. Booked a valuation today for 15th Jan. Unfortunately not a desktop. Borrowing 30k. 

Does anyone know how long it may take after valuation to get the offer? It's a small amount and I'm not buying a house so wondering if this speed things up? 

How long does a valuation typically last? 
Also, I've been worried I won't be offered the money, is it a good sign that they have booked the valuation? Do they do the  hard credit check before hand. Already have AIP.

Valuation doesn't take long. Given the advance you've requested. No reason to believe that it should be an issue either.  Time wise January will be quieter.  A response within a mattter of days.

Thank you. The mortgage broker originally put the value of house around 120k on my estimation, but just worried it will bw worth less at the valuation because it needs some work. Concerned this will affect the offer.
