Only mid town house ,but banded the same as the rest.

Hi , I am single living in my first house . I live in a mid town house of three, with no access to the rear down a drive. My house is in a cul de sac of about 90 houses. All the rest are detached and semi detached , my house is the only mid terrace in the street , and Iam paying the same council tax ,band B , as the semis. I cannot compare my house to others , because as I say, I’m the only mid terrace town house , but on valuation the calculator says I should be in band A. I have asked about this before , but been disregarded. Should I persevere or just accept the banding. Thanks Emma

Valuation calculators tend to generalise and undervalue 1991 prices. End terrace houses must also be in Band B. You will have to find a house of similar type and size in Band A in order to persuade the VOA to look at your bandIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

You need to bear in mind that the price ranges for each band are quite broad. In 1991 Band B was for properties valued at between £40,001 to £52,000. A difference of £12,000 doesn't sound much today, but then when house prices were much lower, it was a big range, and it was perfectly possible to find terraced houses at the lower end of a band and semi-detached in the same area at the high end of the same band.
