Say is she is telling the truth, woudl he have heard something by now from his mortgage company? I want to try find out if this is a sign that she actually hasn't but I don't know the process.
No special reason for the mortgage company to contact him at all, as any application she makes for a mortgage in her name only is confidential.
When it comes to redeeming the current mortgage and transferring ownership that will be a matter for the solicitor's not the lender.
Right now though why would she bother to do anything...?
She has half the mortgage paid each month and him remaining liable for any defaults...
He really needs to take this legal or it could drag on for years with him on the hook and the two of you unable to move forwards.

    ^^^^^ 100% this.
I commend him for trying to keep things amicable but it doesn’t seem to be working!
2 years is a long time, she’s taken money for mortgage payments that weren’t required to be paid, she’s lied, she’s disrupted chances for the house to be sold and she gets to live in a house and only pay half the mortgage whilst preventing him for buying another property with you.
Amicable only works if both parties behave in the same way....she’s not amicable.
Hes clearly really tried but maybe it’s time he now just took control of the situation, instructed solicitors and started leading the situation to a conclusion where they can have a clear break and he can finally move on with his life.
