Are mortgage valuations coming back low?

I am looking to remortgage onto a 75% LTV versus the 80% LTV rate which is nearly 0.75% difference! Concerned value is going to come back not accurate given climate....(HSBC, Santander or Platform)

    I have heard a lot of brokers complain about down valuations, but I have not had any personally... Thats not to make it sound like I am doing anything special BTW, it is probably the luck of the draw on that kind of thing and how good the agents were at valuing the property in the first place.

    Define 'accurate' ?
    There have been signs that buyers competing for property aiming to complete before the stamp duty holiday ends have been pushing some prices up, and of course mortgage lenders are looking at a longer term position, not one reflecting a short term 'bubble' so there is certainly scope for a difference of opinion on the valuations.

    You’re not buying a property are you? 
    So its more what they vaue you’re property at now? What have similar properties sold for in your area? That’s  good indication of what the value will be

    Great, next door sold for 10k less in Jan, hence my 10k increase on the value, so here’s hoping!

    Banks generally are taking a cautious view. Hardly surprising given the cloud hanging over the economy.

    @IAMIAM I have been seeing (and hearing of) a bit more down vals than usual since summer, but area wise it's mostly restricted to London and surrounding counties. Personally haven't come across any down vals outside that region this year.
