Only reason I wouldn't do it is 'about to exchange and complete' can always change, but if the plan is to pay it off in full and it doesn't push the balance on the cards past the previously declared total it is hard to see why it would have an effect on the lender.

What if you used Cc then payed off immediately??

Generally speaking you don't want to do that if you are building your credit history as you want to show that you can manage credit responsibly so you wait for the CC bill then pay in full each month.
... but if you are just using the card for the purchase protection and Air Miles for example then you can pay it off immediately, just seems like a lot of work for something that doesn't need to be that hard.

Air miles via my Amex...buying furnishings etc, can just spend debit money but rather put in card get points and then pay off immediately

You are about to do the biggest spending in your life. Not sure any black friday will worth that. I mean I don't personally think it will be any problem, you just use your credit card as usual ( like how you use before and still get mortgage approval ), but I wouldn't do anything until i get the key though.
