Help with moving home poor credit score

Hi. I'm after some advice. 

We are looking to downsize, partly to pay off debt. 

We have no missed payments or adverse credit history at all, however my score is poor because of the amount I owe. 

Some figures. 

I have 11 credit cards with a total of £36k outstanding. No missed payments. 

I have 1 personal loan with £15k outstanding. No missed payments. 

When we sell I will pay off the outstanding mortgage and all the credit card debt. 

The loan will probably remain but could be paid off but reduce the deposit amount. 

This will leave a balance of approx £50k to be used as a deposit for a £160 house so I will need a mortgage of £110k. 

I earn £47500 pa and get a bonus of £4500 every year. 

Halifax is my current lender but they have not given me an AIP due to score despite being with them for years and never missed any payments. 

Can anyone tell me if there are viable options out there?

Some lenders are better than others with credit commitments in the background. Halifax have tightened up on this recently - other lenders may be better for you

I have just got a mortgage offer today for someone in a similar position who had got declined elsewhere. Everything is down to the details but I dont see why not
