Many thanks in advance ☺️

I dont think it is professional indemnity insurance, it is just indemnity insurance I assume - maybe if you have had works carried out and do not have the certificates? Cant your solicitor sort this for you? It is not usually expensive.

  • These providers dont usually sell direct to consumers.  Solicitors should be sorting it.
  • Thankyou both for your responses, we had an extension as did all the houses on our row and we have no certificates as assume pre 1980's,  someone suggested this as a work around so will speak to our solicitor

Many thanks for the correct term also, ☺️

I have no idea why anybody would be looking for paperwork for works done 40+ years ago. It would be as daft as expecting anything for the original construction of the house.

If you cant you prove it was built 40 years ago though?

That is an issue if there's no paperwork - but the works would have to be very recent for any enforcement to happen. It's pretty easy to tell the difference between a 1970s extension and one done a few months ago.

Have the buyers solicitors specifically asked for Certificates from the extension 40 years ago after you've returned the property information form or are you just concerned at the moment that you don't have any Certificates available?
