Hard checks

Hi everyone, I have recently submitted a mortgage application to Halifax and they have book a valuation, am I right in thinking they would have already done the hard checks? So if credit history was a problem they would have already declined and not taken the time to arrange a valuation? Any help is appreciated!

    I applied with Halifax directly. Did my application over the phone. By end of the following day the hard and soft credit checks had been done and valuation was instructed. After I paid the product fee the following week the valuation was the last thing needed for them to approve my offer. 

    You could ring them up and ask them if anything besides the valuation is outstanding. That's what I did.

    You could check your credit files which would show if a hard search had been carried out.

    My broker told me that Halifax book a valuation at the time of application and they run that alongside their underwriting.
    FTB with Halifax
    23/10 AIP
    23/20 Full application 
    26/10 Valuation booked
    28/10 Case agreed subject to valuation 
    03/11 Desktop valuation 
    04/11 Offer received
    28/01/21 Exchanging of contracts 
    01/02/21 Completed ✅ 
  • They do book valuation before underwriting I believe, so it’s not a case of you having an offer subject to valuation I’m afraid. 

    That having been said, so long as the results of the check match up with what’s on the application and there’s no hidden or discovered problems, hopefully underwriting will go fine. Nothing is set in stone of course, but so far everything is proceeding as it should so fingers crossed for you!
  • Hi everyone, my application with Halifax for a mortgage was done on Thursday and ive got the notification to say the hard searches have been done. So now isit just down to affordability and the valuation?

    Following this myself, had the affordability check & soft searches and all fine, said it would go to the underwriter to confirm the figures but was told 'all should be ok, cannot see any problems' with application. Had no Hard Search as yet and not been asked to upload any documents as yet.
