Halifax product transfer - Revaluation

Hello everyone,
I am looking to switch my deal with Halifax and their current valuation is just 1% off the lower LTV rates.
Our Halifax indexed value is £560k.  A local EA is saying just over £600k.  Zoopla estimate is £575k.
So I'm considering paying for new valuation with Halifax.  Some questions if anyone can help please:
- I assume this would be a "Level 1" valuation?
- Are they doing these as desktop valuations nowadays?
- Any ideas on the current timescales?
- I've read some articles about valuations coming back under what was hoped for. I'm concerned that it could put me in a worse condition.  Is this happening often?  We are in South Manchester if anyone has recent experience of valuations here please.
Thank you in advance!
