Hi all,
My valuation is tomorrow and it is taking place via a desktop valuation.
Does anyone have experience on how long it takes for the report to go back to Halifax and how long it generally is between valuation and offer?

Halifax's (well, esurv's) surveyor did a valuation at the same time as the Homebuyer's survey for me at the end of August. The offer was issued later the same day. Took over a week to arrive by post though. I only found out the offer was issued the same day when I rang for an update.

Judging by some of the responses on this board for Halifax, about 5 minutes.

When the survey was booked in I asked eSurv and was told 1 to 2 days for the valuation to go back to Halifax. So even if it doesnt happen the same day, you shouldn't be waiting long.

I haven't had any contact with the valuer. It's all been done via the broker. She said she's looked at her dashboard and it's all booked in for today and that my case is approved subject to valuation (which I don't really understand), but still, she said if the valuation goes well, it's likely it'll be sent for approval and an offer. Fingers crossed!

All that means it that the last thing Halifax need to do is check that the house is worth lending on. This includes ensuring that the loan amount requested is max 85% of their valuation. If their valuation is lower than what you agreed to pay (but your LTV is still <85) it could put you in a band with a higher interest rate. All of which could impact on your offer. But all the other factors (affordability, credit checks, ID checks etc) are sorted.

I've literally just had the offer through! All fine! How exciting. Thank you so much. Mind blown at how quick and easy it has been!
