TSB, valuation before/after underwriters?

Hello, just a quick question please as my nerves are getting to me a bit.
We'd previously applied for a mortgage through Natwest but were declined during the underwriting process.
We are now applying with TSB through a broker.
We submitted our application a week ago and we've been given a date for a valuation on the property we're after.
Does anyone know if the valuation is done before or after the underwriting process please?
We're hoping the valuation is done after underwriting, so there's one less thing to worry about, but that'll probably mean the opposite is true.

Valuation sent for booking at same time as case is put in queue for processing. At moment TSB are working about 10 working days to review anything and have currently take 42 minutes (so far) to answer the phone to check anything.

We'd been told by our broker that they were taking 8-10 working days to get to the point of an offer so we were hoping that they may have already done the underwriting part.
But I guess we'll be spending another couple of weeks as nervous wrecks then.

Underwriting includes the survey of the property to ensure it provides adequate security for the mortgage advance. An offer isn't going to be made by the Underwriter unless all the boxes get ticked. There'll be different threads running at the same time depending on the application. Not a one size fits all process.0

8-10 days for anything so if they review the case and the valuation hasnt come back it will go back in a holding queue. Once the valuation gets added on it will move it to the active queue and take another 8-10 days for them to review it.
if you get an offer within 20 days you'll be doing well at the moment. If it makes you feel better ive never had TSB decline a case after the computer has made its checks on AIP and Application. They are a good solid lender

I got an offer from tsb today! My application went in 23/9 and my valuation was done 1/10! Was 24 working days all in so just shy of 5 weeks!1

I think our valuation was done just before it went to UW but ours was so quick, 7 working days from application to offer with TSB. The valuation (desktop) was even moved forward from their original date but not sure if this meant it would have been after the first lot of UW originally. This was 2 weeks ago now though and I think we were a pretty straightforward case so I guess things have built up again with them.1

Thank you all for the replies. We shan't get our hopes up just yet then, just cross everything and hope for the best.
