mortgage application hard check

Hi , I had soft check done on the 9 th Oct then 26th Oct hard check , do you know if this means it is close to get mortgage offer ? is it normal that bank check twice ?thank you

It depends on the lender. From my experience, not necessarily and yes very normal. I received a soft search when we applied for an agreement in principle then a hard search when we submitted the application.
However, your timescale is very different from mine so you may well be close, especially if you have an uncomplicated application.Mortgage application status (Halifax) - Help to Buy + Mortgage at 75% LTV
- 2/9 - Help to buy ATP submitted.
- 15/10 - ATP approved.
- 22/10 - 9/11 NatWest application declined
- Halifax
- 9/11 - Agreement in Principle received (soft search on credit file).
- 10/11- Full application submitted (hard search on credit file).
- 12/11 - Mortgage offer subject to valuation
- 26/11 - Valuation carried out.
- 2/12 - Offer issued

We had a soft check done for AIP. Hard check was done on the day full application was submitted. That was over a month ago and we still haven't even had 1 update! So I don't think it means anything. I've read some people have had their mortgage offer with nothing showing on their credit files!0

My application was submitted on the 1art of October , so it could be a little different , I have heard banks are extremaly slow now...

All cases are different but the credit checks don't really mean anything according to what I've read.
Cases are slow.... ours has been in for over a month and we haven't heard anything despite chasing nearly every day!0 -
I have my offer and currently waiting to sign contracts (NatWest)

Hard searches are very common and I don’t think they give you a lot of indication as to the outcome of the mortgage unfortunately. It’s just part of the process to check your credit history and make an overall picture of you as a lender.My understanding is you may be checked several times through the process. Lenders have their own way of doing things but at some stage most are going to have a good look at your credit history.Also, bear in mind you won’t always get an immediate update when a hard check is done - sometimes there will be a lag between the check and being reported by the credit agency as I understand it. It’s all normal though, so sounds like the application is at least progressing. I wish you all the best with it!0

Just updating as I have previously commented on this post. We have just had another hard check on our credit files 🤷♀️ on the same day as valuation. We have passed inital underwriting. Hoping we aren't far off now 🙈0

Had 2 soft checks .... ok apparently, but passed unto underwriters today so guessing a Hard check & decision soon hopefully. I can't get excited about new property as yet, just feeling as tho its gonna be 'Computer says No' :-(0
