  • Worrypants I think we are going off in the wrong direction here.

    OP will find out that he can add his partner without using income or can add partner and use income. The thing is to remember is if the partner has any loans/credit cards that may take this off of his income. All lenders now have to look at affordability. His mortgage adviser or lender should advise him without any issues.

    He also has to give his status be it single or married etc etc. They will ask why his wife is not moving in with him and may ask for him/her to go on the mortgage but not use income.

    The over 17 thing is a different issue, this is to protect the lender again, the over 17 year old has to sign a deed of consent or consent to mortgage giving up any right to equity in the property and so they can be booted out in the case of repo. They ask the relationship at this point so if he puts wife and says he is single they will smell a rat. However I dont think that is what the OP was asking.

    if op wishes to borrow max amount then tick no otherwise lender will take into account 2 mouths to feed on one wage and max mortgage

    so in reality it does have an effect on amount lent

    thought brokers would have some idea of the Conveyancing process to guide their clients ? if not they certainly ought to???

    LLB is a bachelor of laws eg a degree in law

  • Why would a broker need to know that? Has nothing to do with the process, most conveyancing is done by support staff and then finally signed off by a solicitor (Dont get me going on solicitors). Most solicitors dont have a clue about what we do, it shows in the !!!! ups they make!

    But seriously you cannot now stand by what you said above about the borrower LYING on the application form !!! You, of all people should know the reason for it and the consequences of not putting the correct information on the application form.
