Well, we can't appeal our application (I expected as much). My partner is now looking into going alone with the mortgage (I think it's a good idea - they have pretty impeccable credit history and can make affordability by themselves) and, after going through their details with another lender (one they bank with) it seems doable, and they're going to put a full application in shortly.

I did have a quick question I was hoping something could help with. We're associated financially on our credit reports now because we originally applied for a mortgage together (we don't actually share any accounts though). Could this be an issue? Not sure there's much we could do about it anyway but I just wondered if anybody has any experience - don't want to be a thorn in the side of the application and them getting the house!
I've gone for our mortgage on my own due to defaults in my partner's credit history. We rent together and were tied through some utility bills etc however it hasn't been an issue as we aren't married. You don't mention if you're married or not.. I think it complicates it slightly if you are but can still be done. Just make sure you have a good broker.
    Hi Gem,
Thanks so much for your input! We're not married, we don't even live together or share any bills so our only connection is that we jointly applied for a mortgage. Hoping it won't make a big difference as our affairs are pretty separate.

Again don't quote me on this as I'm no expert, but your partner's credit file may not show it was a joint application? There will be a search showing obviously for the initial application but I'm not so sure it shows as joint mortgage application, have you checked? I could be wrong and it probably varies. Because we are using Help to Buy in Scotland, to satisfy the requirements of it we had to essentially show a rejected joint mortgage AIP, and then show that we were able to apply as a single applicant. I dont know the full details as my broker dealt with everything and I just gave him what we needed... but my partner's file also shows a soft search by the lender as well and it doesnt say joint application and likewise mines doesnt say single applicant either. So I'm not sure the fact yous have applied jointly will even be relevant.

You might be right. It simply says my partner has become a "financial association". Although the lender my partner is currently applying with is the lender who associated us financially (we failed a joint DIP but it looks possible that she can go it alone) - I'm hoping that means they understand the situation and have been OK with it in principle.
