Cheaper rate vs support from broker

Hi everyone,
We're FTBs facing a dilemma in applying for a mortgage - our broker is not whole of market and has suggested we go with HSBC at 2.84% + £1000 fees. However we've found a mortgage with Yorkshire building society at 2.7% and only £90 fees - neither our broker nor Habito work with YBS and wouldn't be able to help us apply.
We are leaning towards the cheaper rate but are mindful that this website seems very strong on enlisting the help of a broker. We also want to make sure our application is watertight since lenders are so risk averse at the moment.
Would we be right to independently apply for the cheaper rate? £900 plus £30 per month is a big difference!

If you have a fairly straight forward case i.e all parties employed, good credit scores etc then personally I would go with YBS. I am a broker myself but that's a significant saving and YBS are generally pretty good to deal with.2
