    Thanks, that's useful to know as have never been through this process before as a FTB. I'm therefore assuming they take into account size of the property in terms of sq ft and the fact it's had a recent extension etc rather than a more simplistic approach of number of bedrooms? I'm probably expecting a slight down valuation of £10k - £25k but would be surprised at anything higher given the recent demand for such properties with good outside space in that area.

    Did it take long for them to check through your payslips and bank statements etc and be financially ticked off?
    Hi it took 13 days for everything to be checked; they then requested more documents to show CC paid which where uploaded within 24 hours. Broker complained after a 7 day wait and no response. Got told yesterday approved subject to valuation and everything showing ticked online.

    The valuation was instructed on the 30th; the called the developments head office and where told to call the sales team. so 3 weeks of nothing. Glad i was close to the sales manager and speaking daily.

    Wish my broker listened and chased it down soon but seen 100’s of people buying 

    Valuation booked for Thursday; hoping to have a formal offer Friday 


  • Had Connells send a doc through on Friday about a homebuyers report so assume valuation is tied up with that too

    waiting to find out when it is booked for but gave both the estate agent and vendor a heads up to let them know they’d taken money out of my account 
  • Update on mine, still says valuation has been instructed but not heard anything from anyone as of yet!
  • We got the notification that they were booking our valuation on Monday and it’s been booked for the 30/10, had this confirmed by the estate agent as well

    Update on mine, still says valuation has been instructed but not heard anything from anyone as of yet!
    I would escalate if its been a length of time; mine was instructed on September 30th and wasn’t booked until 16th October.
    My broker launched a complaint; turns out when legal and general called the developer they called head office who directed them to the local sales office but didn’t give the number.
    so over two weeks wasted.

    Oh I see interesting, I'm assuming they won't notify me it's been booked as last time it just happened and I was none the wise. Would the estate agent be able to confirm if it's been booked in or should I ask my mortgage advisor?
  • Valuation booked for 12th Nov - they said this is the earliest they can do...!

    Starting to think the idea of completing before Christmas is not gonna happen 
  • 11th of November. We submitted our application on the 19th October. 

    Mortgage application status (Halifax) - Help to Buy + Mortgage at 75% LTV

    • 2/9 - Help to buy ATP submitted.
    • 15/10 - ATP approved.
    • 22/10 - 9/11 NatWest application declined 
    • Halifax
    • 9/11 - Agreement in Principle received (soft search on credit file).
    • 10/11- Full application submitted (hard search on credit file).
    • 12/11 - Mortgage offer subject to valuation
    • 26/11 - Valuation carried out.
    • 2/12 - Offer issued
