There’s nothing further to do re the two applications made. I referred to the guidance simply to explain how the charges (charging orders) may be dealt with from a registration angle when a property is soldLaurenJamie1991 said:Hi

I was told from my solicitor that the process was the sellers solicitor had to supply documents to remove the two charges and has supplied these to land registry and we are waiting for them to be removed. If you look at the linked guide it explains how they can be overreached when sold. The buyer notifies the creditors that the sale/purchase is happening in accordance with the wording of the restrictions

@Land_Registry Thank you so much for your help, within not even 24 hours i applied to expedite, and not only did you reply within a few hours so say it has been accepted to be expedited but this morning i have just had an email to say the charges have been removed already - all this in not even 24 hours and my solicitors and my sellers side had me waiting the last three weeks with no expedite saying they couldn't expedite even though land registry said they could and i ended up doing it myself.5

Thank you for the kind wishes. It just goes to show that i was right in what i was saying about both pairs of useless solicitors. Both told me the land registry won't speak to them and will not allow them to expedite it which is utter crap as land registry told me anyone can do it as in me, seller or each of the solicitors. Solicitors never expedited and had me waiting for three weeks and would have been even longer (5-6 weeks) had i not expedited it. And i posted that on here and all i had was idiots replying defending the solicitors and acting like i as the one being unreasonable for being annoyed. Anyway I am grateful for the land registry's help and there replies.Densol said:Brilliant !!!
