Depends if everyone meets the lenders mortgage criteria, that includes the original person on the mortgage.

Thank you - if the mortgage is paid off, is it possible to add names to the deed?

If there's no mortgage, the owner can do what they want with adding a name, unless the one to go on the title deeds is currently bankrupt.
