Depends if everyone meets the lenders mortgage criteria, that includes the original person on the mortgage.

If there's no mortgage, the owner can do what they want with adding a name, unless the one to go on the title deeds is currently bankrupt.Mortgage started 2020, aiming to clear 31/12/2029.1
