First Time Buying Land Costs

We are trying to plan to buy land, probably in Wales, to develop into a homestead & camping/glamping site.
However we have no experience in buying land and my concern is properly planning to put together a realistic business proposal to presend to potential lenders, and I am very paranoid about missing something and then being lumped with unexpected expenditure which could make or break this venture.
Above and beyond the price of the land, can anyone point me to a resource or give some guidelines to help form a realistic budget? For example...
1. Insurance Costs (Public Liability, anything else?)
2. Costs associated with purchase of land - surveys, connecting to utilities, solicitor/legal fees, land tax, search fees, etc
3. Basic Sanitation - Septic Tanks, Water Treatment, etc
4. Planning Permission
5. Maintenance & Upkeep, inc Machinery/Plant, etc
For the sake of argument lets assume its a freehold, 10 acres, £75k piece of land in Wales. I know theres a lot of variables, I am just looking for guidelines at the moment.
Very early stages at the moment, but if anyone can offer any advice or things to consider I would be grateful.
