Hi
Don't know whether I am too late in answering your queries.
I've just had a mortgage offer from kent reliance for a shared ownership property.
I have 2 ccjs from 2006 both satisfied for over 12 months and 4 defaults from 2017 from 4 different banks. The defaults were not even satisfied at the time I put in the aip, however my broker contacted them as soon as I made the payments for the default and they said they would manually push it through and when I put the application in, put the letters from the bank confirming payment. I also had a number of missed payments from 2019 on credit cards. All in all from application to offer it took only 3 weeks. They asked for additional documents on 3 occasions and although I was worried about getting declined, it was a pretty easy process.
I am also on maternity leave to add to the above. They accepted my return to work salary as long a i got a letter from my employer confirming my return and some pay slips from before maternity leave.
Honestly couldn't believe i got the mortgage. My credit score is poor however my bank statements were in order and I've been employed with the same company for over 3 years so that must have helped.

Hey @Andi1985 were your defaults for large amounts? I have a unsettled default from a year ago for £2k but my aip was approved, not had my broker say that it needs to be settled before full application, but I'm thinking it will probably need to be, so now a bit nervous if it will mess up my chances.Andi1985 said:Hi
