HSBC Consent to let due to EWS1 form delay

Hi, we are buying a new house to move to In 4 weeks. I can't sell my current flat as it doesn't have its EWS1 Form, I.e un-mortgagable. atm im told that mid 2021 for that cert. Has anybody had experience of this and applying for consent to let with HSBC or another lender. There is 100k equity, 50k left on mortgage. Would be looking for 18-24 months consent
