Putting an offer in

Hello all,
I am now in the position where I’ve got a DIP for a mortgage on a property I would like to put an offer in. I am in Scotland. The house is on the market for offers over the home report value. The last time I offered on a house, it was Purplebricks so the offer went through the app first. This time round, I’m not sure what is best protocol in Scotland. Should I instruct my solicitor now to put my initial offer in? Or should I speak to the Estate agent first? I won’t be able to go over the offers over price either, due to having to increase the % of my deposit. Should I go in at 3/4K lower than I can afford, which is 3/4k lower than the offers over price? Or would that be seen as cheeky? The house has been on the market for a week. I’m not sure how quickly it will sell, nor how many other viewings they have done. Thank you in advance

Talk to your solicitor. They may have a better feel for the market and how best to handle the offers.0

Estate agent first, they know the market and what the seller will sell for and the sellers circumstances.

Definitely talk to your solicitor. I had a great solicitor who gave me invaluable advice on what to offer on a property at a closing date and I got it. Your solicitor will hopefully have good knowledge of the market and be able to advise accordingly. The Estate Agent is acting for the seller, so the last person you want to get advice from really!1

Thank you all!!!!My solicitor went for 4k less than the asking price, and we went up to the asking price and got it for that.Step one done, I should be happy right now but my last try I got this far and Covid messed everything up! This is a much better house for a lot less money although I would need new carpets right away, so will see how this pans out. Going to keep it quiet from friends and family this time, can’t be doing the same heartache I got last time!0
