     even though they have only just had an offer accepted on a house. 

    Such early days. Little point in even considering exchange /completion dates yet. With so many different aspects that need to come together having pointless discussions does ones blood pressure no good.  In a few weeks time the picture will become clearer. 
    Thanks Thrugelmir. I think both EAs are being ridiculous, both constantly complaining about my solicitor and trying to rush it all. It would be negligent of my solicitor not to do all the searches that I want, and that takes time. Then there are veiled threats of the vendors not waiting until January. Really unpleasant but I need to stand my ground and if they pull out, they pull out.

    EA's merely pass on the angst directed towards themselves by their clients. Your solicitor also works for your lender. They are not going to short cut any step to appease anyone. As it's their business at stake if their credibility no longer exists.

    I met my vendor for the first time other than cursory 'hello' today. That helped a lot (second viewing) as she said she is happy to go ahead in January and has never said that she wouldn't. As long as she gets in in time for stamp duty holiday she isn't too worried. My buyer wants to move in in November (according to my EA but who knows, though she has waited for the chain since March) and both EAs are saying my buyer will dictate when we move!! Errr maybe not. I definitely won't be ready in November, probably not until end December but can move out temporarily if my buyer insists/looks set to give up.

    Ok so an update now we are further down the line. I still await my local authority search for the purchase, requested end of October by my conveyancer. Conveyancing has been super slow and I don't seem to have had much help or communication from mine, so definitely wouldn't use them again! So I stuck now still not knowing the final figure for my fees, as SO sale which costs more. I have requested this, but nothing. I have now received £4000 gifted deposit, and informed mortgage broker, who also never responds to my emails. 

    I am beginning to think I would like to re-apply for a mortgage elsewhere, but as the lending is going into retirement and as I have a mortgage offer, I may be stupid to do this? I am not happy with the lack of information, that I need to know that it will go smoothly. I don't like the mortgage offer in that it has this condition. I have used my salary and gifted deposit to pay off the credit cards, as the condition is they must be at £0 balance. However until I have a final figure on the fees to pay on completion, which is hard to know exactly due to apportionment and SO fees (also enquired but not response) how do I know I can definitely complete in January? If necessary I may have get my January salary payment on 31st to have enough funds...

    Still stressed and confused, with no help from the people I've paid to carry out the conveyancing..
    Also had difficulties getting ID from my elderly parents re gifted deposit, due to covid and them shielding and finding it all a bit much. I've only sent half and have asked solicitor advice on this, again no response.
    I've put in a complaint about solicitor, as it has been so bad, so they won't be happy with me but it really is deserved as they have caused a lot of delay and have made mutliple errors that I have had to sort out. :-(

    Any advice please would be very welcome.

    Tbf to your solicitors they can’t really do much while they’re waiting on a search, until they have the search results they don’t know what enquires may need to be raised. Until the search comes back they have no update unfortunately, and by the sounds of it they also can’t give you how much it will cost either. Did they not give you a rough idea? With ours we had a quote and then at the bottom it had additional fees for different things we could potentially need.

    They should have got back to you but with regards to your parents ID but this is highly unlikely to be negotiable, they will need it for compliance. 

    Personally going with another lender doesn’t make sense to me, you’ve met the conditions they asked you to meet and going elsewhere how would cause even more delays. 

    From the sounds of it you just need that search to come back; once it does then the ball starts rolling again, they can advise on the costs and you can start to work out when completion is possible.

    Oh I totally understand! I’m in the middle of an application myself and everything just takes so so long right now! I think when things are taking longer than usual we have the time to start worrying about everything. this sounds like a situation where you’re just going to have to wait it out, annoying as hell, but eventually it’ll all come together. Good luck.

    Our application went in on the 17th October and at this stage it feels like psychological warfare haha!! Patience is hard at the best of times but when it’s related to something as huge as a house purchase it’s just horrible and hard to switch off!!!
