When the mortgage offer is issued it's issued to you and your solicitor at the same time.

My offer was issued by Halifax on the 28th of August (same day the valuation was carried out) and my solicitors and I received it on the 7th of September. Halifax didn't tell me it was issued on the 28th, I phoned them for an update. It was sent via 2nd class post so took a while.
  • Hi,
First time buyer here. @mitt123 we have our kerbside valuation booked for October 28th and hopefully, we will get a decision on our mortgage application soon after. After reading up on Halifax, I didn't think they did a mortgage agreed pending valuation, I thought they were one of the few lenders that didn't do this, I would love to be wrong because it makes no sense to me why they would bother with a valuation if they know they are already going to decline the mortgage application.  This is such a stressful process.

Valuation is usually instructed as application submitted. The only time this doesn't happen is if there is to be human involvement in underwriting - previous adverse etc.
