switching partner on joint mortgage

Hi,
Long story short - i'm after divorce which bank isn't aware of. Remortgaged last October while pretending with my ex-wife we are still together (she's aware of situation:) ).
Now obviously i would like to remove her name from mortgage but bank won't allow me to do this so i can't be honest with them to not affect next remortgage. 
House was bought on H2B scheme so i'd love to remortgage next time with increasing mortgage of 43000 to pay off that loan but i'd also like to switch my ex's name on mortgage to my new partner's name (their income is basically the same). 
Any advice on how to approach this?

    Pay off your existing mortgage and take a new mortgage with the new partner - simple!

    Not so easy. You need to change the H2B loan also.

    H2B would not apply to new mortgage, it's no longer a new property.

    It was before. So ex-wife now exists on H2B loan, land registry and mortgage. So would it be possible to take new mortgage - for amount to cover existing one + H2B loan iwth new partner, so i can get rid off ex from all paperwork?

    You can pay off mortgage and H2B.  Then take new mortgage with new partner (without H2B loan)

    You can pay off mortgage and H2B.  Then take new mortgage with new partner (without H2B loan)
    so i won't be applying for remortgage but for completely new mortgage? Meaning that can be done at any time during existing mortgage (i'm on tracker now so no penalty).
