Natwest Early Repayment Charge in transfer of title

Have asked natwest and they said if you are in a fixed term and you do a transfer of title there will not be an ERC because you wont be leaving the deal.
But couple of mortgage advisers are saying that there will be an ERC.
Any help from here would be greatly appreciated.
Im looking to fix now and will need to do a transfer of title in about a year or so. Was going to do it now but its impossible for self employed people to get a mortgage. And really want to take advantage of the low interest rates too. So if there will be an ERC i will only fix for 2 years and if theres not then i will fix for 5 years at 1.45%. Also which deal is the cheapest when you factor in the product fee?

Fyi we brokers are getting these cheaper (am just doing a 5 yr 995 deal for someone for 1.42% rather than the 1.47% direct)
Most brokers dont charge for a product transfer so something that may save you some cash.
In terms of whether it is cheaper to go fee or fee free it would depend on the loan amount and term.
The transfer of title I would need to check to be sure but thought I would let you know about the broker v direct saving
