Commercial mortgage

Hi, I’m currently in the process of trying to purchase a hotel in a Blackpool. Looking to put 30% of the value down but struggling to find a bank that will accept this. They are often saying 40%. Does anyone know of any banks or Tier 2 companies doing commercial mortgages at 30% or in that region? Thanks in advance
