Getting Mortgage with Defaults.. (First Time Buyer)

Just wondered in my scenario if I have a chance of getting a mortgage, whether that's high street or otherwise.
  • Looking for a joint mortgage with my partner, both first-time buyers
  • Neither of us have any debt. Both have one credit card each that is used sparingly and cleared at the end of every month.
  • Both employed full-time permanently, one in their job for 9 years and one for 8 so very safe and stable.
  • Earn a combined £75,000 a year on basic salaries (I get commission but I know that's rarely considered) and want to buy a property around £325,000/ £350,000 - we have a deposit of £50,000+ so all the mortgage calculators I've checked say that is fine as a 15% deposit
My partner has a 999 Experian score and is spot on, no drama. I however have 6 defaults, the most recent being exactly 2 years ago, and the oldest is pushing 4 years ago. I got divorced in 2017 and had issues with joint accounts and so on being split, my head was all over the place and paying debts got over-looked for a period. There are no other negative things on either file such as CCJ's or anything of the like.
Can I get a mortgage now? Does her good score even out my bad one? I did read somewhere they go off the worst score only, but surely my partner being squeaky clean is better than her having say 5 defualts and being only marginly better than me? 
I have spoken to three brokers and I promise I'm not making this up... One have told me they think we'd easily get a 15% mortgage but at an un-favourable rate perhaps with a sub-prime lender. One told me no chance. One told me not a problem and even told me Halifax are a high-street lender that can be somewhat sympathetic. 
I really don't know what to believe.

  • Yes subject to credit score there should be options for you. While Halifax can be on the sympathetic side I think 5 defaults would be too far for them (1 default is certainly a possibility for them).

    I can see you're a mortgage advisor - would our only option be sub-prime? You ruled out Halifax, I assume all high-street/ mainstream lenders would be the same?

    I am currently in the mortgage process and there seems to be a lender for everyone. We aren't perfect and I think a lot of people are similar. We are currently applying with Accord, I have a missed payment and my partner has a default that was satisfied over two years ago. We have just had our valuation done. They asked questions and we responded to them and they seemed to be satisfied. We also got a DIP from 3 other lenders, including Kensington and Precise. Speak to a mortgage broker, mine has been amazing and I am so anxious about it all but he keeps me sane!

    If I were the broker I would need your credit report to even start looking at a lender. I just know Halifax has a tolerance and 5 would very likely be over it

  • Some of us who post here are independent brokers, we are identifiable by our signatures. We are not allowed to approach posters but most of us are happy to respond to pm's asking for help. Why not read the boards and pm one of us who you feel gives good advice
