    I haven't got any self employed going through with santander at the moment but have done 3 post covid with them and all went through eventually

    One declined but I got it overturned with evidence of booked in work (this was just after lock down 1 and client had taken seiss)
  • Hi,
    I have looked at the help to buy scheme, I was wondering how difficult it would be to get a 30 years mortgage on a new property with the equity loan? We'd need a 3 bed house, and these don't come cheap around where we are in the east of England, we'd overpay after a couple of years anyway and we'd look at reducing the repayment length, it's just the getting started that's a bit difficult! We'd be FTB, so we'd have until 2023 for this :smile:

    You can do 30 years with no issues at all provided you are under 40 at the time of application

    Very nice, I had a bbl loan but not used...was with santander and applied to santander, you think that would cause an issue??

  • Out of interest, can we get a relatively accurate representation of what size of mortgage we could get based on deposit, salary, outgoings, credit report and whatever other factors are considered without actually applying for a mortgage? Reason I ask is that we're looking at 3 types of new build - one at £259k, one at £268k and one and £272k. We want to go for the £268k if possible but if we can stretch to the £272k house which we love then we can go for that and put an early bird deposit on the most expensive one.

    Not at all likely to happen. If I am not wrong, Halifax only asks a yes/no question about whether your name has changed in the last 3 tears.

    You could definitely get a good estimate of your max borrowing figure without applying for a mortgage. However, it is unlikely to be fine enough to discriminate between the borrowing required for a 268k property vs a 272k property if you see what I mean.
    Assuming you are talking about steady PAYE income, new build house and clean credit history, you could try a few mainstream lender detailed affordability calculators to see how much you could possibly borrow.
    Or else get in touch with a mortgage broker to ask the 'how much can I borrow' question. A half decent one would take your details and give you a reliable figure.
