Hi,I have looked at the help to buy scheme, I was wondering how difficult it would be to get a 30 years mortgage on a new property with the equity loan? We'd need a 3 bed house, and these don't come cheap around where we are in the east of England, we'd overpay after a couple of years anyway and we'd look at reducing the repayment length, it's just the getting started that's a bit difficult! We'd be FTB, so we'd have until 2023 for thisThanks in advance!0

Hi, I’m just after some guidance if possible. My name was changed in around 2003 I believe as I was legally adopted by my step dad. Will Halifax (mortgage currently in underwriting) need documentation confirming this? I do not have any documents, I think I was about 13 at the time! Any advice would be appreciated.Thank you1

Out of interest, can we get a relatively accurate representation of what size of mortgage we could get based on deposit, salary, outgoings, credit report and whatever other factors are considered without actually applying for a mortgage? Reason I ask is that we're looking at 3 types of new build - one at £259k, one at £268k and one and £272k. We want to go for the £268k if possible but if we can stretch to the £272k house which we love then we can go for that and put an early bird deposit on the most expensive one.0

However, it is unlikely to be fine enough to discriminate between the borrowing required for a 268k property vs a 272k property if you see what I mean.Assuming you are talking about steady PAYE income, new build house and clean credit history, you could try a few mainstream lender detailed affordability calculators to see how much you could possibly borrow.Or else get in touch with a mortgage broker to ask the 'how much can I borrow' question. A half decent one would take your details and give you a reliable figure.
