Help to Buy Scotland 2015 - Garage Conversion

I'm really struggling & looking for any advice if possible! Please. We bought a house in 2015 through the HTB Scheme. It's 3 bedrooms and always been our intention to have as our forever home due to it being in the perfect area & was originally the perfect size. However, we recently found out I'm pregnant with our 3rd baby, already having 2 young toddlers. The house just simply isn't big enough. The only thing that would allow us more space would be converting the internal garage but I've read that is against the HTB rules. I also read that you can apply for permission in certain circumstances but I am not getting anywhere when I try to contact them. I looked into re mortgaging  but with the outstanding loan amount, fixed term fees till 2021, it just isn't an option. I just feel trapped, our fault I guess for being in this predicament. Anyone been in a similar position that can offer any advice? Thanks!

Could two of the kids not share a room?  They surely don't need a room each...?

It could be a few years before you actually need the 4th bedroom. You could look at overpaying your mortgage, consider how long you take your next fixed rate for etc so you have a plan to pay off the HTB by x date to then be able to undertake the work
