What mortgage should a new graduate get to to become a resident landlord, renting to friends?

    He might also have a think about not a 4 bed place, but say a 2 bed with only one lodger.
    How long term is he fixed in Bristol?  One great advantage of renting is of course the flexibility to more easily move for a good job.

  • Outskirts of Bristol and you can get a 4 bed for £300k less in some perhaps less desirable spots.

  • Agree with the idea to leave it a couple of years so he can build up his finances. The deposit will always be safely there. 

    I remember those graduate first job years well and it really wasn't a time for being a responsible landlord to your friends - I suspect you might end up doing a lot of the management of the property at this stage yourselves! Let him see where the land lies in a couple of years and you can reassess then.

    While buying a new property and becoming a Landlord sounds a good idea let me tell you from bitter experience that being a Landlord is hard work and being a Landlord for students is 10X worse.
    With 4 unrelated people in the property it may well be classed as a HMO !
    So mains wired interlinked smoke alarms system, fire doors, HMO licence and room size of 10M2. 
    The whole process of applying, meeting all the rules, regs and legislation and current tax regime do nothing to incourage anyone to be a Landlord.
    Let your son find his own way and make his own mistakes.
    He can use some money for a nice safe car or campervan !
    Go traveling like my son has and see the world ?
    Hopefully he can find better paid work in the near future and has the ability to move anywhere in the UK or Europe.
  • Will these better paying jobs be in the same company or locale? 
    How long would he/you be able to support him if all/some moved out and he had to get other lodgers?
