Desktop EWS1 form

I have received the following from the managing agent of the building where I am buying:

EWS1

This has been scheduled for the 18 September (Desktop Survey).

EWS1 or External Wall Fire Review process and resulting form was launched in the wake of Grenfell to ensure that the valuation can be provided to home owners wishing to re-mortgage/sell their property.

The EWS1 itself certifies that the external wall cladding system has been assessed and has two possible outcomes:

  1. Confirms that there are no combustible materials
  2. Recommends that remedial works are carried out

Should we require any remedial, acting on behalf of the LSRMC we have applied to the government for assistance in support of the Building Safety Fund.

 

The EWS1 is valid for only 5 years.

As soon as we have received the EWS1 Form (certificate) we will provide a copy to all interested parties.

Is it possible to get an EWS1 from a simple desktop study? This seems a bit odd to me. The building is a new build and it has bricks on its external wall, with cladding (non combustible) only present on the elevator shafts.
