Help to Buy Broker Help

Hi, me and my partner are looking for some help with regards to finding a broker who can assist with our potentially awkward situation.
We are looking to use the HTB scheme to purchase a new build for 270,000£, we have 30k saved so will have around 16k left over after deposit.
I have some previous adverse credit (CCJ for £700 5yrs old, 3.5yr satisified) and also a loan and credit card (around 6k in total) - we need some advice on what best to do regarding lenders and also whether it is worth paying these debts off prior to applying or is this something we can discuss with the lender?

We don’t want to pay off 6k from our savings if we then get rejected anyway! As this was originally for a 15% deposit on a 190,000£ older house.
