My broker is about to put in my mortgage application with West Brom on Monday. I’m happy with the fees, interest rate (1.74% fixed for 5 years). I’m just wondering how long the process will take once the application is in?

I think my application is fairly straight forward, 75% LTV and I’m in full-time employment (same employer for 9 years) and was never furloughed etc. The only issue may be that I need almost 5x my annual basic salary but my mortgage broker has assured me this is fine due to my profession.

finally, on my Experian credit report, the address they hold is slightly different to the address held by the  (same address but just missing house name) electoral roll. Would this cause any issues and if so is there a way around this (my broker is aware)? Other than that, my credit report is squeaky clean.

I’m a FTB if that makes a difference.

  • I've just gone through the application with West Brom, similar position to you, 75% LTV FTB - took about 17 working days. Started on 10th August, and got the offer 2nd September.. I upgraded to a homebuyers report which meant they had to go to the property (could have been a desktop valuation if just the mortgage valuation)

So application went in on the 10th of August, they instructed a valuation 2 days later (12th).  As it was a homebuyers report, I had to wait for forms to sign in the post (came 14th then scanned back to them 17th) before the surveyor could go out. They went out on the 25th of August, and following week, got the mortgage offer. Still waiting for the homebuyers report though!

  • That’s reassuring! Thank you!
  • Any thoughts on the electoral roll issue?

    Evening,

ive applied with West Brom on 19/1..valuation has been instructed..I’ve gone for the basic valuation..I’m hoping it’s desktop as it’s a new build!

Did you get asked any questions when valuation was instructed?

    Thank you
