Strange Inheritance

Due to some odd circumstances my husband has ended up inheriting half of his brothers house, which his brother still lives in. It’s been nearly 4 years now and whilst my brother in law and my husband have agreed they must talk, we continue to pay a £1000 mortgage whilst the brother lives rent-free and mortgage free.
Before we get too entrenched, what are our options? 
The brother is a lorry driver nearly 50 no dependents and lives alone.
The property is probably worth £300,000 maybe more.
We would be prepared to take a deal.
My husband is unwilling albeit head in the sand to talk about any legal enforcement.
