HELP !! I need to find out who built this house !

Im LPA for my ex partner who has suffered severe strokes, so I cannot get info from him. Im helping him raise funds to pay off his ex from divorce. All reasonably amicable. 

We are trying desperately to mortgage a house he lets out, and have just been refused by TMW. The surveyor valued it as zero and said he believes it is a Sellek Nicols built house, non traditional construction. We thought ( Id asked estate agents ) that it was a Wimpey No Fines house. Its ex council so I have sent an email to Castlepoint legal dept to ask them but no reply yet.

Im running out of ideas. The post code is SS8 9LP - First Avenue, Canvey Island. 

Anyone able to look at those builds and give me any idea where to turn. He paid cash and never had a survey when he bought it.

  • House looks like it was built early 60’s but the planning archives are microfiche and there are thousands. Ive spent a couple of hours on them.

    I dont live that close to the property to ask neighbours, but I did do some Land Reg searches and the 4 most recent bought houses all have mortgages on.
    santander x2, Halifax and Nat West so they can obviously be mortgaged. Im going to send those to the Broker and see if we can challenge the surveyor if we can or try one of those banks

    You tried looking through for sale listings of other houses in the area for helpful descriptions?

    Remember lenders change criteria frequently, so what may have been a mortgagable property a year or two ago, may not be now, especially with non-standard builds.

    Will the deeds start from when the council sold it or from when it was built?  My deeds start with the builder acquiring the land back in the late 19th century.

    In cases like this I would expect the Broker to speak to local surveyors to establish the situation on the property.
    Another thing you can do is check land registry for neighbours and you can sometimes see who has a mortgage against their properties. https://eservices.landregistry.gov.uk/eservices/FindAProperty/view/QuickEnquiryInit.do

    I can't see the deeds helping - they might tell you when the council bought the land but not who they contracted to construct the houses. I suppose they might narrow down the era when it was built.

    Fair enough - mine are full of details about the houses to be built and their construction and the land was owned by the builders, they weren't contractors. But different times and places and I don't know how extensive others are.  But as you point out narrowing down the time might help with finding planning permission.
