Loft/ attic/ roof space conversion

First time posting. Looking to get our roof space converted into a bedroom but I am wanting some advice/idea of cost etc. We would just like a fixed staircase and a few skylights installed-not keen on dormers. My query is-are builders etc happy to be brought out for quotes etc when I know it could be a year before I start any work. I need to know costs before committing to it. Or has anyone in Belfast area had similar work done recently?
