RBS PORTING HELP

Hi, so we’ve had our rbs mortgage for around 12 years. We want to port our mortgage to downsize to around 1/2 of what it is now. We’ve been told by several rbs agents that as the new property/mortgage is a lot less we’ll be fine. Now they’re saying that we have to pay the £5k arrears before we can port, even though the arrears & lot more will be paid off with the sale. Is this right? Any advice please? We’re stuck! We’ve sold & had offer accepted on a new house & it seems odd that we can’t move forward until this is paid even though we need the transaction to pay it! Tia x
