Moving house

I am in the last stages of a house sale with all surveys completed and the buyer has asked if I mind if they split the title deeds now. The house I have sold also has a piece of land with planning on for a 9 bed HMO. 
Why are they asking if we mind the deeds being split now and why wouldn’t they wait until they own the property?

    How can they split the title deeds before they buy the property? Sounds like either they or you have misunderstood something. Have you spoken to your solicitor?
