New Build- Incentives that are acceptable by Lender

We are in the process of buying a new build using help to buy and have been offered 5% deposit contribution by builder.
We would prefer to use the 5% for extras to furnish the house from Upgraded kitchen , carpets , spot lights, tiling , heated radiators , extra sockets etc.
Is this permitted on the reservation that will be sent to Lender? we hoping to use Natwest as lender.

Has the developer allowed this? I would check first especially as its help to buy too. And also it’s much better value to get extra sockets spotlights tiling etc done yourself, much cheaper and better quality stuff, developer charges for these are sky high.
we got a £2k deposit contribution and a price reduction from the developer (we are not help to buy) and we are with NatWest and we complete tomorrow.0 -

Developer is flexible as its a choice of taking it in extras and not paying for those or deposit contribution0 -
Take the money, hopefully if you have a couple weeks between completion and moving in properly you can just get some local trades in 2 do all your extras for a good price, then have yourself a holiday on the developer
