Two titles with one mortgage on both

My home has two titles - one for the main house and one with the garage with a studio above it. My mortgage covers both titles, but I’m wondering if it’s possible to transfer the mortgage to just one of the titles. Any ideas would be appreciated.

    Probably not as that would mean the lender giving up some security/assets for no benefit to them. I expect you would need to take a mortgage against just one title.

    In theory you could remove any part of the property from the mortgage, but only if the lender agrees.
