Getting a house revalued for remortgage?

Hello, will be due for remortgage for the first time in the UK. My wife and I bought a repossession property that was uninhabitable 2 years ago and now (£30k later) would like at least a rough revaluation done on the house for remortgage.
Any advice on this? Is it something I talk to the bank about? (currently Santander and would prefer to stay with them since it was hard enough getting a mortgage on a visa). Or do I pay for a valuation privately/get an estate agent out?
Not expecting a huge increase relative to the amount spent but a decent bump would help with LTV bands.

We are staircasing the final portion of our Shared Ownership house.
I thought our house value had increased by £30K, but when we visited the MA, he estimated that our house had increased by £85K. (This was 14 years on since our initial purchase). Part of the procedure of buying SO is that an independent valuation (IV) needs to be done. He valued the house at £5K more than the MA, but when Santander did their desktop valuation they went £10K lower than IV and £5K less than MA.
My point is, it's the lender who ultimately determines the value, the MA does it for "free", whilst an IV charges you (£250 in our case).0
